Regional Vice President

Carla Helmstadter, Vice President of East Valley Operations, has over 23 years of community management experience, with over 20 of them at AAM. She was promoted to Area Manager less than six months after being hired, and was promoted to Regional Director less than one year after that. She oversees AAM’s busy East Valley Regional Office, located in Chandler, AZ. There, she manages a team of over 30 people, so there isn’t a scenario or question she hasn’t encountered before or is not equipped to handle. She loves training and mentoring and considers herself an expert in budgeting and Governing Documents.
She has her CAAM (Certified Arizona Association Manager) designation from the Arizona Association of Community Managers and was an AACM GEM (Guided Excellence in Management) Award Nominee.

Area Manager

With over 25 years of experience in Community Management, Amy Dyer brings a deep understanding of both the operational and service-driven aspects of the industry. For the past 14 years, she has served as both a Community Manager and most recently an Area Manager, combining her background in administrative operations, Disclosures, and management to provide exceptional support to the communities she serves.

Since joining AAM in 2016, Amy has become a valued team member known for her consistency, adaptability, and strong commitment to client satisfaction. Her early career experience includes roles in fraud prevention for a credit card company and customer service in a telecommunications call center, roles that sharpened her problem-solving skills and ability to manage high-pressure situations.

Amy holds a Bachelor of Science in Business Management and maintains her CAAM designation through the Arizona Association of Community Managers (AACM).

A lifelong Arizona resident, she grew up in Gilbert and takes pride in serving communities across her home state. She enjoys the dynamic nature of community management and the opportunity to navigate new challenges each day. Outside of work, Amy enjoys reading and spending time with her family and friends.

Area Manager

Jim Kost brings over 15 years of professional community management experience, with a total of 20 years serving homeowners and communities. His career began as a volunteer on his HOA’s Landscape Committee, later becoming a Board Member after earning his real estate license in 2005. Since 2010, Jim has worked in various roles, including Onsite and Portfolio Community Manager, overseeing single-family homes, condominiums, and large-scale master-planned communities totaling over 4,600 doors.

Prior to community management, Jim spent 10 years with Coca-Cola Bottling Company in Las Vegas, where he led distribution operations, managed major accounts, and co-negotiated successful labor agreements as a Union Steward.

Jim holds a CMCA designation through CAI and joined AAM through an acquisition. He thrives on building strong relationships with Boards, residents, and team members to solve challenges and support thriving communities.

Area Manager

Rob Stein brings 14 years of community management experience to his role as Area Manager at AAM, with a background spanning Miami Beach and Arizona. A graduate of the Scottsdale Culinary Institute, Rob began his career in hospitality before channeling that service-first mindset into HOA management, a transition he describes as natural.

Known for strong board relations, operational oversight, and a tech-savvy approach to community management, Rob was promoted to Area Manager within his first year at AAM. He holds an Associate of Applied Science degree and holds his CAAM designation.

Area Manager

Eric Schmidt brings a strong blend of customer service leadership, board experience, and operational expertise to community management. With more than 25 years of customer service and retail management experience, plus 10 years serving as a board member in his own community, Eric developed a deep understanding of homeowner expectations before transitioning into HOA management full-time.

Over the past five years in the HOA industry, Eric has held several leadership roles, including Portfolio Manager, Onsite General Manager, and Regional Director, managing a diverse mix of condominium and single-family home communities. As a Regional Director, he led a team of 12 managers responsible for more than 30 communities and over 9,600 homes.

He holds the CAI, CMCA, and AMS designations and earned a bachelor’s degree in economics, with particular strengths in budget review and vendor contract analysis.
