Michelle Haney
SVP of On-Site Communities
Michelle Haney brings over 45 years of customer service experience and more than 25 years in on-site HOA management, serving both homeowner- and developer-controlled communities. She also has 20 years of lifestyle and recreation management experience across municipal and nonprofit organizations.
Before joining AAM nine years ago, Michelle held leadership roles with the Town of Gilbert as Recreation Coordinator and with the Valley of the Sun YMCA as Program Director, overseeing large-scale facilities, staff development, program management, and budgeting.
Michelle holds her CAAM designation and a Bachelor’s Degree in Spanish with a minor in French. Originally from Western Massachusetts, she has lived in Arizona for 38 years. A fun fact: learning to swim at 12 led to her career in aquatics, her first full-time job, and even meeting her husband.

Ginny Gapen
Regional VP of On-Site Communities
With more than 22 years of experience in Homeowner Association Management, Ginny Gapen is a proven leader known for mentoring onsite teams, strengthening client partnerships, and guiding communities with integrity and empathy.
Before joining AAM six years ago, Ginny’s career spanned the restaurant, airline, and small business industries—all centered on people and service. A Certified Arizona Association Manager (CAAM), she has been recognized as Master Planned Manager of the Year and serves as an AACM instructor, helping educate and inspire future community leaders.
A longtime Arizona resident, Ginny enjoys spending time with her family, volunteering in youth sports, and pursuing her passion for horses.

Sandra Wickman-Kush
Regional VP of Urban Living
Sandra Kush brings more than 33 years of professional management experience, specializing in luxury urban high-rise and mid-rise communities. She has spent the last 8.5 years with AAM, managing notable Scottsdale properties including Safari Drive and Optima Kierland Center 7120 before becoming Regional Vice President of Urban Living in 2021.
Sandra holds her CAAM designation and Arizona Real Estate Broker’s license, along with an Associate of Applied Science in Interior Design and a Bachelor’s Degree in Interdisciplinary Studies from Arizona State University.
Originally from Omaha, Nebraska, she has lived in Arizona for over 30 years. She enjoys travel and photography, is a two-time HBACA Marketing Director of the Year, and previously owned a wine distribution company for seven years.

Eric Molenaar
Regional Director of On-Site Communities
With over a decade of experience in Homeowner Association Management, Eric Molenaar has been part of the AAM team since 2020. Known for his financial expertise and strong leadership, Eric brings a background as a former Financial Advisor, where he managed high-value investment portfolios and developed strategic financial plans.
Certified as both a Certified Arizona Association Manager (CAAM) and Sustainable Landscape Management (SLM) professional, Eric is recognized for his attention to detail, customer service excellence, and commitment to fostering strong community relationships.
Originally from Tulsa, Oklahoma, Eric has called Phoenix home since 1987. Outside of work, he enjoys spending time with his daughter and volunteering at a local animal rescue. A lifelong motorsports enthusiast, he has even competed in national road course racing events across the country.

Eric Holmgren
Regional Director of On-Site Communities
With over 16 years in the Homeowner Association Management industry, Eric Holmgren combines operational expertise and a people-first leadership style to help communities thrive. He began his career with Gainey Ranch Community Association in 2009, later serving as Club Operations Director with CCMC before joining AAM in 2016.
A former U.S. Marine Corps infantry member, Eric brings strong leadership, discipline, and problem-solving skills to his role. He holds an MBA in Executive Leadership and is a Certified Arizona Association Manager (CAAM).
Originally from Florida, Eric has lived in Arizona since 2007. Outside of work, he and his wife enjoy traveling, fostering dogs through Southwest Oasis Lab Rescue, and volunteering in youth leadership at their church

Karen Matthews
Regional Director of On-Site Communities
With over 26 years of management experience—including 19 in Homeowner Association Management—Karen Matthews has built a distinguished career leading communities across Southern Arizona. Since joining AAM in 2011, she has held roles ranging from Portfolio Manager to Tucson Area Manager and now serves as Regional Director.
Karen holds both a B.A. in History and an M.A. in Education Administration from Chapman University and is a Certified Arizona Association Manager (CAAM). She specializes in condominiums, lifestyle communities, and HOPA operations.
A Tucson resident since 2003, Karen enjoys hiking and camping with her dogs and traveling with her husband to see live music. Fun fact: the two met in an AOL chatroom—and are soon celebrating 27 years of marriage.

Tammy Dixon
Corporate Lifestyle Director
With 18 years of experience in Community Association Management, Tammy Dixon has built her career around creating engaging, inclusive, and dynamic lifestyle programs. She joined AAM in 2015 as an Onsite Lifestyle Director and was promoted to Corporate Lifestyle Director in 2021, where she now oversees lifestyle programming and supports communities across multiple regions.
Tammy’s expertise spans multi-generational, active adult, and developer-led communities, where she brings creativity, leadership, and a strong understanding of community dynamics.
Before entering HOA management, Tammy worked in banking and later discovered her passion for lifestyle programming after relocating to Arizona. Originally from Massachusetts, she enjoys traveling, live country concerts, and spending time outdoors with her husband.
