HOA Management

North Carolina isn’t one HOA management market with a board dealing with the same pressures as another board three hours away. We manage to that difference. What doesn’t change: financials that close on time, collections that follow statute, and reserve planning that doesn’t wait for the emergency.

AAM has provided North Carolina HOA management for 12+ years, backed by 35+ years of community association experience across the company. Our Raleigh-Durham office is the region’s local hub, with a team of dedicated portfolio and on-site professionals managing 30 communities throughout North Carolina. Led by Scott McCarthy, AMS and PCAM, Regional Vice President, with 21+ years of industry experience and know-how.

That’s real local accountability: credentialed leadership boards can name and reach, not a branch office routing communities through a shared call center somewhere else. Whether your association is an active adult community, a resort condo association, or a newly built HOA still transitioning from the developer, AAM tailors HOA management to your community’s governing documents, budget, and goals.

Scott McCarthy , PCAM, AMS

Regional Vice President

Scott McCarthy brings over 21 years of experience in the community management industry, including 15 years serving directly as a Community Manager. Since joining AAM, Scott has taken on a leadership role in our Myrtle Beach region, drawing from a diverse background that spans everything from high-rise buildings to large-scale single-family home communities.

Throughout his career, Scott has managed associations ranging in size from 5 to over 1,200 units, building a reputation for adaptability, operational excellence, and responsive service. His early professional experience in information technology, where he served as a Helpdesk Manager for a legal publishing company in Albany, New York, gave him a strong foundation in problem-solving and technical systems, skills he continues to leverage in today’s evolving community management landscape.

Scott holds the AMS and PCAM designations through the Community Associations Institute (CAI) and earned his Associate degree in Business Administration. He served as the CAI Grand Strand Advisory Council Chairman for two years, helping to support professional education and advocacy for community association leaders across the region.

For single-family communities, AAM keeps neighborhoods running smoothly and looking their best. Our team manages every layer of community upkeep from consistent, fair covenant enforcement to proactive common-area maintenance, including landscaping, amenities, entryways, and shared infrastructure, so your neighborhood continues to reflect the pride residents took in it from day one.

Financial stewardship is at the core of what we do. We support the accounting and financial needs of all of our associations. AAM has partnered with various associations to implement financial operating models that provide strong controls, increased efficiency, enhanced tools, customized reporting, strategic analysis, and expert financial support. Board Members get the reporting and tools to make confident decisions, backed by a financial infrastructure built for accountability and long-term stability.

Homeowners benefit just as directly. They get responsive local support, a dedicated customer service team ready to assist with day-to-day questions and requests, and with AAM All Access, homeowners also have a self-service resource available anytime. The result is a neighborhood that runs predictably, looks its best year-round, and is governed by a Board that has the financial confidence and operational support to lead effectively.

Why HOA Boards Choose AAM

You didn’t volunteer to spend your weekends managing vendors, fielding neighbor complaints, or waiting on a management company that never calls back. You volunteered because you care about where you live.

Board Members choose AAM because we show up with a community manager who knows your community, real-time financial visibility through BoardVue, a homeowner app that stops the late-night texts to your personal phone, and a team that knows this market: the vendors, the climate, the North Carolina HOA statutes, and what good governance looks like in this region.

When you choose AAM, you choose a partner you can defend to your community. Because this decision isn’t just about your Board, it’s about every homeowner who trusted you to make it.

Fantastic follow-through and promptness of responses to homeowner needs and/or questions. Financials are always done on time, and our meetings run smoothly.

Cathy L.
