Regional Vice President

With over 34 years of property management experience, Kim Sims brings unmatched expertise across real estate, multi-family housing, and association management. A member of the AAM team for more than 12 years, Kim has consistently demonstrated a passion for leadership, team development, and delivering high-quality service to the Boards, residents, communities, and AAM team members she serves.

In January 2026, Kim was appointed Regional Vice President of the Peoria Office, following her successful tenure as Regional Director. Throughout her career, she has led at every level of community and property management, overseeing diverse portfolios that include multi-family communities, condominiums, townhomes, duplexes, and high-rise buildings. Her experience spans newly constructed communities from ground-breaking through build-out, as well as established properties with unique long-term needs.

Known for her strong communication and mentoring abilities, Kim has built a reputation for elevating team performance, prioritizing internal growth, and creating lasting satisfaction among both clients and employees.

Area Manager

Liz Reynolds brings over 17 years of combined experience in multifamily and HOA management to her role as Area Manager at AAM. Since joining the company in 2019, Liz has served as both a Community Manager and now Area Manager, where she provides support and strategic guidance across multiple communities. Her deep experience with developer partnerships and new construction communities makes her a valuable resource for both internal teams and Board leadership.

Prior to entering the HOA industry, Liz spent 12 years in multifamily housing and began her professional journey as a Lead Retail Consultant at Sprint, where she specialized in customer engagement and sales. These early roles helped develop the communication and service skills that continue to define her leadership style today.

Liz holds a CAAM designation through AACM and is a licensed real estate agent in the state of Arizona. She is passionate about helping residents feel proud of where they live by fostering well-maintained, vibrant communities through consistent service and thoughtful guidance.

Area Manager

Joining the AAM family in 2006, Stefani Mercado has over 17 years of experience of community management experience. Throughout her career with AAM, Stefani has served as an Administrative Assistant, Community Manager and most recently was promoted to Area Manager. She has successfully managed a variety of associations, including large master-planned and single-family communities, and has been involved with assisting Associations with the creation of proactive maintenance plans for community landscape and amenities. Stefani’s expertise helps her communicate closely with the Board of Directors and provide input for communities, both while maintaining the Board’s vision and property values.

Stefani demonstrates her commitment and dedication to the communities she works with by delivering exceptional customer service to both Board Members and homeowners. She holds her Certified Arizona Association Manager (CAAM) designation from the Arizona Association of Community Managers (AACM), as well as both Smartscape and Smartscape Advanced certifications

Area Manager

Joanna joined AAM in 2021, bringing over 25 years of customer service experience, including more than three years as a Community Manager. A certified CAAM professional through AACM, Joanna is known for her ability to build strong homeowner relationships and remain calm and effective in fast-paced, dynamic environments.

Before joining AAM, Joanna spent two decades in the medical field, most recently serving as Front Office Manager. In that role, she managed all aspects of front-office operations, including scheduling, vendor coordination, supply management, and overseeing a six-person team.
