Scott McCarthy
Senior Regional Director-Southeast Region
Scott McCarthy brings over 21 years of experience in the community management industry, including 15 years serving directly as a Community Manager. Since joining AAM, Scott has taken on a leadership role in our Myrtle Beach region, drawing from a diverse background that spans everything from high-rise buildings to large-scale single-family home communities.
Throughout his career, Scott has managed associations ranging in size from 5 to over 1,200 units, building a reputation for adaptability, operational excellence, and responsive service. His early professional experience in information technology, where he served as a Helpdesk Manager for a legal publishing company in Albany, New York, gave him a strong foundation in problem-solving and technical systems, skills he continues to leverage in today’s evolving community management landscape.
Scott holds the AMS and PCAM designations through the Community Associations Institute (CAI) and earned his Associate degree in Business Administration. He served as the CAI Grand Strand Advisory Council Chairman for two years, helping to support professional education and advocacy for community association leaders across the region.

Kayleigh Miller
Area Manager
Kayleigh Miller has been a valued member of the AAM team since 2019, bringing a strong background in customer service and a passion for building thriving communities. With a focus on developer communities, she specializes in onboarding processes and strengthening developer relationships to ensure smooth transitions and long-term success.
Kayleigh holds an Associate degree in Business Management and brings a people-first approach to her work. She is known for her ability to cultivate strong relationships and foster community engagement, helping residents feel valued, heard, and empowered. Her dedication to creating spaces that encourage collaboration and mutual support has made her a trusted partner to both developers and homeowners alike.
Originally from Cape May, New Jersey, Kayleigh has called Myrtle Beach, South Carolina home for the past decade. Outside of work, she enjoys reading and spending quality time with her children.

Angela Painter
Area Manager
Angela Painter serves as an Area Manager for AAM’s Myrtle Beach division, bringing over a decade of experience in HOA management and a robust background in hospitality and facilities operations. With nine years as a Community Manager in both portfolio and onsite roles—including midrise condominiums and luxury single-family homes—Angela is known for her hands-on leadership and commitment to delivering consistent community excellence.
Before joining AAM, Angela held key leadership positions in resort facilities management, including roles at Great Wolf Lodge in Charlotte, NC, and Wild Dunes Resort in Isle of Palms. At both properties, she managed large-scale teams across maintenance, housekeeping, and guest services while overseeing budgeting, payroll, and staff development. Her ability to lead high-performing teams and enhance operational standards made her a natural fit for the community management field.
Angela holds CMCA and AMS designations through the Community Associations Institute (CAI) and is actively pursuing her PCAM. She studied Hospitality Management and continues to support the growth and success of managers across her region.
