Carolynn Zimmerman
Regional Vice President
Carolynn joined the AAM family in 2014 and has since become a cornerstone of leadership and excellence within the organization. Her journey is a testament to her dedication, strategic insight, and exceptional management capabilities.
Beginning her career with AAM as a member of the support staff, Carolynn quickly distinguished herself through her work ethic and leadership potential. She was promoted to Community Manager in 2016, advanced to Area Manager in 2019, and continued her upward trajectory as she assumed the role of Regional Director in 2021. In 2024, she was appointed Regional Vice President of the Michigan Division.
Based in our Southgate office, Carolynn now leads and supports a dynamic team of Community Managers across Michigan. Her leadership ensures operational excellence, client satisfaction, and a strong team culture throughout the region.
Carolynn holds both the CMCA® (Certified Manager of Community Associations) and AMS® (Association Management Specialist) designations. She is also an active member of the Community Associations Institute, reflecting her commitment to ongoing professional development and industry engagement.

Milinda Valente
Regional Director
Milinda Valente brings more than 15 years of experience in the real estate industry to her role at AAM, where she has served since transitioning into community management in 2021. With a background in both residential and commercial real estate, Milinda offers a strong foundation in governing documents, contract negotiations, and property operations, making her a valuable resource for Boards and homeowners alike.
Since joining AAM, Milinda has quickly grown into a leadership role and was recently promoted to Regional Manager. Known for her clear communication and strong client relationships, she is passionate about creating positive experiences for residents and guiding her communities with professionalism and care.
Milinda holds a bachelor’s degree in education and is recognized for her depth of real estate knowledge and commitment to service.
Originally from Michigan, she has spent her life in the Great Lakes State and enjoys spending time outdoors, especially camping and relaxing by the campfire.

Nicole Cairns
Area Manager
Nicole Cairns is an experienced community management professional with more than 22 years in the property management industry, including the past including years dedicated to community management. Since joining AAM in 2022, she has brought her expertise in attached condominiums and vendor coordination to the communities she serves. Nicole began her career with KMG as a leasing consultant and steadily advanced into roles with increasing responsibilities across cooperative and condominium housing. Her background includes deep experience in communication, maintenance oversight, and budget management—skills that have translated seamlessly into her current role as one of AAM’s Area Managers.
Known for her adaptability and problem-solving skills, Nicole enjoys the variety that each day in community management brings, from addressing homeowner concerns and supporting Boards to managing large-scale projects.
Born and raised in Michigan, Nicole is proud to call the Great Lakes State home. In her free time, she enjoys beachcombing for Petoskey stones and advocates passionately for Breast Cancer Awareness as a survivor herself.
